Tips to help you be a successful vacation rental owner

This is vitally important.  When you decide to rent your property you're committing to sharing it with the world in order to get a return on your investment.  That's really smart.  So you'll have to accept that sometimes unfortunate things might occur and decorations might get knocked over, so keep that in mind when setting things up.  Buy durable decorations, avoid glass that might shatter.  Don't get the very top-of-the-line gourmet cookware for your kitchen - just get the nice stuff.

Of course you can stay at your place any time you wish!  But December to April is high rental season in Guanacaste so each time you visit will be a case of "Opportunity Cost".  If you're in the property we obviously can't rent it out and you'll be missing out on the best income producing time of the year.

Your guests want to imagine that they're staying in their own place!  They're going to fill it with memories of the best vacation they've ever had, so it's not a good idea to remind them that it's actually your place.  Be sure to adorn your walls with paintings and pictures you love, but save your family photos in your storage area for when you visit.

Just like you, your guests are reliant on the technology they carry around in their pockets.  They need their phone to book reservations, find out who won the game, call a rideshare, send pictures of Costa Rica to their jealous friends, check email, everything!  They'll be left with a bad impression if their device isn't working properly - and we definitely DON'T want that. 

If you have multiple bedrooms that can serve as the Master bedroom, don't set one up - set them BOTH up as a Master!  Couples often travel together and someone's not going to have a great time if the other couple got the Master with the nice King-sized bed, while they got a queen.  It may seem like something that shouldn't matter, but if you think about it - it really does.

Always get the better mattress, a good night's sleep goes a long way towards a great visit.

We all love the sunshine in Costa Rica, but not when we're trying to sleep!  It's a good idea that every bedroom has the proper black-out style curtains that keep the sunshine at bay.  Once your guests awaken, they can throw them open and enjoy your beautiful views!
